Bullet-Point Property: Dubai No. 121

The UAE cabinet has now approved the regulatory framework for five and 10-year UAE residence visas to certain categories of applicants.

Investors in a property valued at AED 5m or more will be granted a residence for five years.

Investors in public investments through a deposit, an established company, business partnership of AED 10m or more, or a total investment of not less than AED 10m in all areas mentioned - as long as non-real estate investments are not less than 60 per cent of the total investment - will be granted a renewable residency visa every 10 years.

Beaches, Marina and Hotels
Three of the Best

unnamed-9.jpg

There is the modern Miami styled Emaar Beachfront in Dubai Harbour close to the Palm and the Marina, Dubai Properties has the contemporary Arabic architecture at Madinat Jumeirah Living Residences across the road from the Burj al Arab and Wild Wadi, and Meraas has the Mediterranean themed Port de La Mer at the northern end of Jumeirah Beach.

The three projects have proven extremely popular with investors, residents/end-users and those looking for a holiday home in the UAE who have been picking up the majority of the apartments in the first few days of their release to market.

We have not seen any new buildings from Emaar in six months, DP is expected to release more shortly in MJL, and Meraas announced Building 4 in Port de la Mer last week and sold the entire building within hours.

Prices for all three projects start at approximately AED 1.3m for one bed, two beds at AED 1.9m and three beds at AED 3.8m.

Let me know if you want to be updated on new releases for these projects

A City within a City
Quality and Affordability

unnamed-10.jpg

Living in the centre of Dubai has its perks, but a new and upcoming community has also caught the fancy of residents.

Town Square, launched in 2015, is home to hundreds of residents. It's one to four-bedroom apartments and townhouses set in an urban neighbourhood, complete with jogging trails, a town park and a skateboard park, among others. Read more here

We have some new properties available with payment plan options including a 4-year post-handover plan.

Studios from AED 411,888, one bed from AED 640,888, two bedrooms from AED 829,888 and three beds from AED 1,244,888

Home to the World Cup

unnamed-11.jpg

Meydan is home to the Dubai World Cup horse race with its prize of $12 million and which happens next Saturday, this event is our reminder that summer is about to arrive and that all major outdoor events in the City will stop very soon, at least until the cooler months.

Meydan will eventually house 83,000 residents but for the moment it’s not a well-known area though properties are gradually being handed over and it's proving to be a popular neighbourhood for residents working in the Financial and Business areas as its a short commute away but feels a long way from the towers and the busy streets of Downtown.

The record-breaking Meydan One Mall is due to open next year and will be the centrepiece of the community, expect to hear lots more from me about Meydan property over the next 12 months

We have some excellent options for both villas and apartments that are either completed or off-plan.

I have a project that is offering one bed at AED 930k and two beds starting at AED 1.37m which will be ready within 12 months, and the developer is now offering options of four-year post-handover payment plans and 8% rental guarantees for three years
