I arrived to live and work in Dubai in 2003 when the population had just reached one million, today we have three million, and by 2027, Dubai expects to have more than five million residents.

This is a city whose population has grown 1,000 per cent in the last 40 years making it one of the fastest growing cities on the planet. Read more here

Dubai is one of the seven Emirates that make up the United Arab Emirates which now has a total population of 9.3 million, and many of those people have contributed to the AED 6 billion invested by residents in Dubai real estate from January to June this year. Read more here

This week’s property discussions have included:

·         Al Barari is a very unique award winning development in Dubai; the secure gated community is a lush oasis of beautiful themed gardens, with over 16.4 kilometres of naturally landscaped lakes, freshwater streams, cascades and waterways making it more akin to a botanical garden than a residential community. It already features some of the most luxurious villas in all of Dubai, and now they have apartments in three distinct areas around the development. Ashjar will start hand over next month with massive one beds starting at 2.2m, two beds from AED 3.6m and three beds from AED 4.4m. Seventh Heaven will begin handing over in Q4 2018 with one bed at 2m, two beds at 2.9m and three beds at 4.8m. Finally, we have The Neighboorhood apartments handing over in Q4 2019 with studios starting at AED 774k, one bed from AED 1.2m and two beds from AED 1.9m. ·         I mentioned Beverly Residences in JVC a few weeks ago, and they are definitely worth another look while they still have good availability. It’s an excellent "Buy to Let" high yielding quality apartment that will be ready in 2019. We are renting similar one beds in another building across the road for between 65k and 70k per year, so there is little doubt that a one bed with a pool view costing between AED 644k to AED 705k is a good investment. I also like the studios that start at AED 445k and should rent at AED 40k to 45k per year.

·         Everyone's favourite developer in Jumeirah Village Circle (JVC) continues with their Dubai Summer Surprises payment plan offer of 40% during construction and 60% on handover combined with a 2% discount on all their properties – One beds in Belgravia Heights start at AED 783k and two beds at AED 986k- read more here

·         Emaar still has some excellent properties within their Summer payment plan offer of 50% during construction, 10% on handover and 40% over 36 months post-handover – The four bed Al Reem townhouses in Arabian Ranches start at AED 2.6m. Two bedroom apartments in Emaar South and Dubai Hills Estate are starting at below AED 1m and three-bed apartments in Urbana at Emaar South at AED 1.25m. Prices range from AED 2.2m to AED 14.3m for a large detached villa within one of the golf communities of Arabian Ranches, Dubai Hills and Emaar South – see Parkway Vistas in Dubai Hills and Golf Links Villas in Emaar South. If you are looking for a beachfront holiday home, then look no further than the two beds in Sunrise Bay that range from AED 1.96m to AED 2.4m
