Bullet-Point Property: Dubai No. 86

The summer has definitely arrived in Dubai with daily temperatures ranging from 42 to 44 degrees during the day down to a cooler 33 degrees at night.

All the schools have broken up, and the worlds busiest airport for international travellers will have welcomed over 1.1m people during the past week.

 

Up until a few years ago, the city would have been deserted through to mid-September, however, the current trend is to take just a few weeks off over the summer and then get back to work – its business as usual.

It's always a busy time for me as many overseas clients take advantage of the summer deals on Dubai hotels and flights to visit for their holidays. This week’s property discussions have included the following:-

  • Lots of feedback since last week’s email about Emaar’s Summer offer on their payment plan:-  pay 10% now followed by 4 x 10% instalments over the construction, 10% on completion, then 40% spread over three years post-handover. The standard 4% DLD registration fee due on booking has been reduced to 2%, and as always there is zero agents commission to pay. The two beds in The Collective in Dubai Hills Estate at circa AED 1m, the two beds on Island Park in Dubai Creek Harbour starting at AED 1.6m and the three bedroom Saffron townhouses in Dubai South starting at AED 1.5m are all excellent value in my opinion.

 

  • The developers of Town Square who are very closely related to Emaar have introduced a range of limited offers for the summer. These include the one beds at Jenna 1 on the Main Square starting at AED 780k, pay 10% now, 10% in November and 80% on completion in April 2019. I have always recommended the two beds in Rawda 2 now starting at AED 928k with a payment plan of five instalments of 10% from now until September 2019, 10% on completion in May 2020 and then 4 x 10% every six months post completion. Finally, they have also released a small number of large 4-bed Naseem townhouses of over 2,900 sq.ft. which start at AED 1. 65m and will be ready in December 2020 on a 50/50 Payment plan

 

  • DP who is also a government-owned developer has just released their response to the other Summer offers – with their version of a two-year post-handover payment plan on a selection of their properties combined with a 2% DLD fee waiver. We like their 3-bed Arabella townhouses in the established Mudon community that start at just AED 1.6m, the Villa Nova townhouses in Dubailand starting at AED 1.4m and finally the two bed Serena Townhouses which start at AED 1.38m. They don’t just build villas and townhouses, the Riverside project located alongside the Dubai Canal and the new Marina represents excellent value with one beds from AED 1.1m and two beds from AED 1.77m.

 

  • Damac is offering ten years free service fees, flexible payment plans and zero DLD fees for some of their ready and near ready Villas and Townhouses in Damac Hills. Three-bed townhouses from AED 2.8m and five-bed villas from AED 5.2m
