I am always on the lookout for interesting news articles and reports to share with you.

I'm an avid reader of anything to do with Dubai property, I learn lots in the process, and I am informed about the market and better equipped to help my clients.

With some articles, it's clear that the writer has their own agenda and I often don’t recognise the market that they are commenting on and does not reflect my experiences. I am confused by the difference of opinions so its no wonder that many people feel the same as they navigate through the piles of misinformation online when researching and considering an investment. I am here to help you find your way through the confusion and enable you to make better buying decisions.

Here is an article that I wholeheartedly agree with and that reflects what I have been saying for the last 18 months, written by the head of KPMG’s Building, Construction and Real Estate sector.

Its been a busy couple of weeks and a great start to 2018:-

  • Emaar’s Beachfront in Dubai Harbour which I mentioned a few weeks ago goes live next weekend, the first significant launch of the year. There was a massive turnout at the agents briefing last Wednesday, and we now know that the first buildings will be Beach Vista, a twin-tower project located on an island between the JBR and The Palm Jumeirah consisting of good sized one, two, three, and four bedroom apartments overlooking the Arabian Gulf. Knowing the developer's history and reputation, I expect this will sell out super fast despite prices of somewhere in the range of AED 2,100 to AED 2,500 per sq. ft. Its a unique project directly on the water with a very investor-friendly payment plan of 5% down, 5% every three months until October 2019,10% in 2020 and 50% on completion in August 2021.

 

  • The developers of Belgravia Heights in JVC have delayed their launch due to the holidays and Beach Vista (see above), but I have now been reliably informed that they will start sales sometime between the 20th and 22nd January. Again, this project will sell quickly due to the growing reputation of the developer, the design, the location, the prices and the payment plan. If you are looking to invest in a "buy to let" or a "buy to sell" for under AED 1m then this is one to consider for sure. Email me for more details

 

  • Marina Gate will be handing over the first of three towers in a matter of weeks, and we shall be all over the resales and rentals as soon as the keys become available. We have some two beds for sale in Tower Onestarting at AED 2.4m on a 60% two-year post-handover payment plan, one beds in Tower Two start at AED 1.5m on a 20/80 Payment plan for completion in Q3 2018. Tower 3 will be ready in Q4 2019 and is branded by Jumeirah Living, fully furnished studios from AED 1.48m, one beds from AED 1.77m, two beds from AED 2.7m and three beds from AED 5m. There are show apartments available which we can arrange to view by appointment

 

  • Dubai Properties, another government-backed developer, has chosen this weekend to launch their latest townhouses in Amaranta at Villa Nova in Dubailand – Two bedroom townhouses starting at AED 1.2m

 

  • Non-GCC Nationals are unable to buy homes in most of Jumeirah, but there is one comparable location where anyone can buy, and that’s District One across the road from Business Bay and Downtown Dubai. 85 families have already moved into the first phase and 185 villas have been completed so far. Ten mins from Downtown Dubai & Burj Khalifa, 12 mins from DIFC business district and just 20 mins to Dubai International Airport, District One features a 7km sustainable Crystal Lagoon,14km of man-made beachfront and 8.4 kilometres of already operational, uninterrupted cycling and running track.  Phase one of the fantastic Crystal Lagoon is also ready. There are 4 – 6 bedroom Villas and 7 and 8 Bedroom Mansions with prices ranging from AED 13.9m all the way up to AED 100m
