Bullet-Point Property: Dubai No. 44

This is a big week in the world of Dubai property, the Cityscape Global exhibition opens its doors on the 11th coinciding with the end to the holidays plus the return en-mass for those who escaped the summer heat. 

Dubai Property is back to “business as usual” and enters a period of high- activity from now through to June 2018, at least that’s the hope for all buyers and sellers.

Offers abound due to Cityscape as all the developers compete for your attention, I have promised to keep these emails brief but there is so much to tell you, thank you for your patience.

 

 

  • Azizi are offering an 8% net guaranteed rental yield on selected apartments in Riviera Meydan One, very small sized studios from AED 470k and one beds from AED 700k whilst more normal sizes start at AED 500k and AED 850k respectively.

 

  • The Abu-Dhabi based developer of Bloom Towers in Jumeriah Village Circle have set their stall out for Cityscape with a special payment plan of 10% per year and 70% on handover in 2020 with studios at AED 387k to AED 443k and one beds at AED 607k to AED 767k

 

  • Damac have partnered with another major fashion house and launched their latest townhouses with interior design by Cavalli starting from AED 1.3 m payable over 3 years. They are claiming a built-up area of 2,141 sq. ft. but take away the car port and outside terraces/balconies and they have managed to fit three bedrooms into 1,152 sq. ft. 

 

  • Ellington will not be participating at Cityscape and they would rightly claim that they don’t need to be as each of their projects sell faster than the previous one, such is the well-deserved popularity for this boutique developer. Their latest project, Belgravia 3has a few studio apartments from AED 578k to AED 678k, one-beds from AED 815k to AED 1.031 m and two-bed townhouses from AED 1.7m to AED 1.75m. Some of the best value and quality in all of Dubai. More launches from one of my favourite developers in the next month, watch this space!
 

 

  • DP will be paying half of the 4% DLD fees for all properties booked before the 18th and their Amaranta Townhouses will have a special payment plan offer of 5% Down payment, 35% over 3 years & 60% on handover. Starting Prices of 2 Beds are AED 1,148,000 and 4 Beds at AED 1,498,000

 

  • Emaar won’t be at Cityscape either but this week they will be launching Park Ridge apartments and podium townhouses located within the Dubai Hills Estate. The prices will be announced in a few days, the payment plan looks promising: 10% in 2017 followed by 50% during construction, 10% on completion in 2020 and the remaining 30% over 12 months post-handover.
